In the UK, the main Energy efficiency requirement for landlords is to provide a valid Energy Performance Certificate (EPC) before marketing the property for either rent or sale.
What is an EPC?
An Energy Performance Certificate:
- has details about a property’s energy use and typical energy costs
- makes recommendations about how to reduce energy consumption and save money
- gives a property an energy efficiency rating from A (most efficient) to G (least efficient)
- is valid for 10 years
How to get an Energy Performance Certificate:
Eco-energi can assess your property and produce the certificate. Our fully accredited assessor will visit the property and examine things such as:
- loft insulation
- the boiler
- hot water tank
- windows for double glazing
These observations are then fed into a software programme which calculates the property’s energy efficiency on a scale of A to G. The same scale is used to define the property’s environmental impact. Better-rated homes have lower carbon dioxide emissions.
EPCs will also contain recommendations & eligibility for energy improvements under Green Deal plans.
What are the Minimum Energy Efficiency Standards in the UK?
On the 26th March 2015, the minimum energy efficiency standards regulations became law*. These regulations are known as MEES. This means that if you rent out property and it has an EPC rating F or below, from April 1st next year you could be fined.
